    • REFINANCE

      $36.6 million Settled!
      Borrower was asked to refinance by their incumbent bank.

       

      The client was purchasing a block of land in Sydney for $17m along with options ($5m) for the surrounding blocks of land. Client had another block of land worth $30m in Sydney whereby they needed to pay out the existing 1st mortgage of $10m. We lent the client $36.6m which included 100% on the purchase of the new property, paid out the existing first mortgage, gave the client the money for the options and stamp duty, along with capitalised interest, fees and charges for the whole 12 month term.


      Exit: Construction funding.  

      RECEIVERSHIP

      Loan of $23 million
      Borrower was in Receivership

       

      Main security assets comprised of 2 major commercial buildings.
      Incumbent mortgagor was a major bank
      All secured and unsecured creditors paid out 100 cents in the dollar
      Existing calculation was used


      Exit: Refinance

      PROPERTY PURCHASE

      $12 million settlement within 24 hours!!! A client had purchased a development site in Sydney’s Inner West for $22 million, however their pre-arranged finance facility fell over 24 hours prior to settlement.

       

      They risked losing their $2.4 million deposit and associated DA costs, so they turned toOur Partner for help. We loaned the $12 million secured via a first mortgage over the development site and a second mortgage over collateral security...all within 24 hours.

       

      Exit: Construction finance.

      REFINANCE

      Loan of $6.7 million!
      Borrower was asked to refinance by their incumbent bank.

       

      Main security assets comprised of a luxury house overlooking the Sydney Harbour.
      Loan was clearly for commercial purposes Incumbent bank paid out fully.
      Additional cash out provided to refurbish the home.

       

      Exit: Refinance

      REFINANCE & CONSTRUCTION

      Loan of $17 million!
      Refinance the bank debt and cash out to continue development.

       

      Summery: Client required funds to continue construction and pay out the bank. All
      pre-sales we from non residential buyers. There was a massive asbestos issue and the major bank had put a hold on funding. CE paid out the first mortgage and increased the funding level to $17 million to keep the project moving forward. Once all the asbestos had been removed the value of the asset had increased and the client continued on the project.
